A home should be in good repair before being placed on the market. Even simple tasks such as fixing a broken doorknob or leaky sink can make a difference. Fresh paint, and even the removal of “loud” wallpaper also can be good investments. Homes with neutral colors in them tend to sell better than those with polarizing bright colors in them. Keep in mind, however, that taking on major projects like renovating kitchens and bathrooms tend to be very large undertakings that do not offer immediate financial return.
At the risk of being repetitive, getting input from both your realtor and the beneficiaries will help ensure that you are making the best decisions – and minimizing conflict with all relevant parties. And remember, your goal as an executor is to sell the home for a fair price within a reasonable timeframe, not to attempt to renovate a home and turn a profit on it.
